Another economical option of repair is an asphalt overlay.  If your asphalt driveway or parking lot is showing large areas of distress but still has a good base, an asphalt overlay is the way to go.  Asphalt overlays are typically 2 inches thick for commercial and residential properties.  Using your already existing asphalt, the asphalt overlay is not as expensive because this process alleviates the need to demolish and dispose of existing materials.

Asphalt is the sustainable material for constructing pavements. The proper way to patch pot holes in a parking lot or driveway is to cut and remove the asphalt debris and dig the hole to a depth of 2", then replace with 2.5" of hot mix asphalt and compact it with a roller or whacker packer. Please do not let anyone talk you into just throwing hot asphalt or cold patch (we really don't like cold patch) into the pot hole and have you believe that traffic will compact the asphalt. This method will only last a couple of months before the asphalt breaks loose and spreads throughout your parking lot.

Asphalt cracks are unsightly and can be a huge problem – but that’s not the only reason they're a problem. Cracks also threaten the overall strength of your pavement, leading to severe structural issue and can be a long term expense.

Cracks allow water to penetrate your pavement and seep into the underlying base layers, where they can create voids that turn into potholes and eventually destroy your asphalt foundation.

The good news is that you can prevent this minor repair issue from becoming a major one. Oneco Concrete and Asphalt cost-effective asphalt crack repair services start by cleaning the dust and debris from the crack using a high-pressure stream of air. Then we seal the crack using a hot-applied, polymer-based material. The extreme heat during application causes the sides of the asphalt in the crack to melt and form a much stronger bond with the crack sealer upon cooling. Due to its high elasticity, our crack sealer expands and contracts with the thermal movements of the crack. Also, because of its high melting point, it will not track or pick up with traffic.

Sealcoating is the most important maintenance element for your driveway or parking lot. We apply sealcoat over asphalt to protect against any destructive elements. Sealcoating will also stop your asphalt from oxidizing and deteriorating. Also, sealcoating will protect your asphalt from fuel and oils spills that eat away the asphalt. Currently there are two primary types of sealcoating materials on the market: Those made from refined coal tar and those made from asphalt.
